ELV Room, Containment & Cabling Design Guide for Abu Dhabi

Cameras, access control, WiFi and intercoms get all the attention. The things that decide whether they keep working for 20 years are much less visible: the ELV room they connect back to, and the containment their cables run through. Get these right at design stage and every system that follows is easier to install, maintain and expand. Get them wrong and you pay for it every time something is added. This guide covers both, as part of a proper ELV system.

What an ELV room is

An ELV room — also called a low-current, telecom, or IDF/MDF room — is the hub of a building's low-voltage systems. It houses the racks, network switches, fibre and copper patch panels, video recorders, access control controllers and service-provider equipment. Larger buildings have a main ELV room plus floor ELV rooms connected by a vertical riser.

Where to put it and how big to make it

  • Central location — copper runs are limited to around 90m, so rooms should sit close to the centre of the area they serve.
  • Stacked floor rooms — floor ELV rooms aligned vertically keep riser routes short and simple.
  • Size from the design — rack count, working clearance front and back, cooling, and room for growth. The most common regret is a room that's full on day one.

What goes into a good ELV room

  • Dedicated power with UPS — so a power dip doesn't take the network and cameras down.
  • Cooling and ventilation — switches and recorders run 24/7 and generate heat; Abu Dhabi summers make this critical.
  • Earthing and bonding for racks and equipment.
  • Controlled access — an access-controlled door and a camera on the room itself.
  • No water services running through or above the room.
  • Clean cable entry and labelled racks, patch panels and cables.

ELV containment: trays, trunking and conduit

Containment is the pathway network that carries cabling from the ELV rooms to every device. The rules that matter:

  • Dedicated ELV containment — never share trays with power cables. Keep the separation distances set out in the cabling standard and manufacturer guidance, and cross power routes at right angles.
  • Spare capacity — leave room in trays and trunking for future cables. Overfilled containment is one of the most common long-term problems.
  • Bend radius — tight bends damage copper and fibre performance.
  • Access — containment above ceilings should stay reachable for future works.
  • Install before ceilings close — retrofitting containment into a finished building is slow, messy and expensive.

External routes: ducts and ELV manholes

Villas, compounds and campuses need low-voltage cabling outside — to gate intercoms, perimeter cameras, barriers and outbuildings. That means underground ducts with draw ropes, ELV manholes or handholes at changes of direction and at intervals along long runs, separation from power ducts, and sealed entries into the building to keep water out.

The cabling inside it

The containment carries the structured cabling — typically Cat6A copper to devices and fibre on the backbone — terminated on labelled patch panels and tested with certified results.

Drawings and coordination

A proper ELV design produces containment layouts, riser schematics, ELV room layouts and rack elevations, coordinated early with the MEP design so routes don't clash with ducts and pipes. The telecom portion also follows the in-building requirements of the service providers (Etisalat by e& and du) under TDRA's specification.

Common mistakes we fix

  • ELV cabling pulled through power trays.
  • An ELV room with no cooling, or a store room converted at the last minute.
  • No spare capacity, so every new camera needs new containment.
  • No labelling, so faults take hours to trace.
